A mortgage loan is a loan secured by real property through the use of a mortgage note which evidences the existence of the loan and the encumbrance of that realty through the granting of a mortgage which secures the loan. However, the word mortgage alone, in everyday usage, is most often used to mean mortgage loan. The word mortgage is a French Law term meaning "death contract", meaning that the pledge ends (dies) when either the obligation is fulfilled or the property is taken through foreclosure.[1] A home buyer or builder can obtain financing (a loan) either to purchase or secure against the property from a financial institution, such as a bank or credit union, either directly or indirectly through intermediaries. Features of mortgage loans such as the size of the loan, maturity of the loan, interest rate, method of paying off the loan, and other characteristics can vary considerably. In many jurisdictions, though not all (Bali, Indonesia being one exception[2]), it is normal for home purchases to be funded by a mortgage loan. Few individuals have enough savings or liquid funds to enable them to purchase property outright. In countries where the demand for home ownership is highest, strong domestic markets for mortgages have developed.
how the U.S. responded to atrocities in Rwanda and Bosnia in the 1990s, has for years advocated intervention -- including military force -- to halt human rights atrocities. At her Senate confirmation hearing this month, she distanced herself from her 2002 call for a "mammoth protection force" to prevent Middle East violence, calling it a "remarkably incoherent answer."Another of Obama's picks seemed to be listing as Senate Majority Leader Harry Reid said he would not schedule a pre-recess confirmation vote on Rep. Melvin Watt, D-N.C., to head the Federal Housing Finance Agency. That agency regulates Fannie Mae and Freddie Mac, the taxpayer-backed mortgage giants who needed huge bailouts from Washington to survive the 2008 financial crisis and that many Republicans would like to replace or revamp.
One of the biggest impediments to establishing a market for electric cars is the lack of charging stations, like this one in Montpelier, Vt. (AP Photo/Toby Talbot)A California company was given more than $100 million in taxpayer funds by the federal government with few strings attached to establish a network of electric car charging stations that is fraught with problems, according to a government audit. All this, despite weak demand by the American public for electric cars. While President Obama has pledged to get 1 million electric cars on U.S. roads by 2015, a new report by the Department of Energys inspector general found that Americans aversion to electric vehicles and loose department supervision led to stalling the charging network which cost taxpayers more than $135 million. The report noted the project was filled with problems from the beginning, and said taxpayer-funded grants to San Francisco-based ECOtality for it were very generous and involved little risk by the company.- Inspector General's reportECOtality, which recently named Brandon Hurlbut, former chief of staff for ex-Energy Secretary Steven Chu, to its board, won a $99.8 million award in 2009 to install nearly 15,000 electric vehicle chargers throughout the country. The company and its subsidiaries also received about $35 million from the departments Vehicle Technologies Program from 2005 to 2011, for two multiyear projects to evaluate and test specific vehicles.Acco

In the United States, a credit score is a number based on a statistical analysis of a person's credit files, that in theory represents the creditworthiness of that person, which is the likelihood that people will pay their bills. A credit score is primarily based on credit report information, typically from one of the three major credit bureaus: Experian, TransUnion, and Equifax. Income is not considered by the major credit bureaus when calculating a credit score. There are different methods of calculating credit scores. FICO, the most widely known type of credit score, is a credit score developed by FICO, previously known as Fair Isaac Corporation. It is used by many mortgage lenders that use a risk-based system to determine the possibility that the borrower may default on financial obligations to the mortgage lender. All credit scores have to be subject to availability. The credit bureaus all have their own credit scores: Equifax's ScorePower, Experian's PLUS score, and TransUnion's credit score, and each also sells the VantageScore credit score. In addition, many large lenders, including the major credit card issuers, have developed their own proprietary scoring models. Studies have shown scores to be predictive of risk in the underwriting of both credit and insurance.[15][16][17] Some studies even suggest that most consumers are the beneficiaries of lower credit costs and insurance premiums due to the use of credit scores.[16][18] New credit scores have been developed in the last decade by companies such as Scorelogix, PRBC, L2C, Innovis etc. which do not use bureau data to predict creditworthiness. Scorelogix's JSS Credit Score uses a different set of risk factors, such as the borrower's job stability, income, income sufficiency, and impact of economy, in predicting credit risk, and the use of such alternative credit scores is on the rise. These new breed of credit scores are often combined with FICO or bureau scores to improve the accuracy of predictions. Most lenders today use some combination of bureau scores and alternative credit scores to develop a better insight into their borrower's ability to pay. It is widely recognized that FICO is measure of past ability to pay and that's why new credit scores that focus more on future ability to pay are being deployed to enhance credit risk models. L2C offers an alternative credit score that uses utilities payment histories to determine creditworthiness and many lenders use this score in addition to bureau scores to make lending decisions. Many lenders use Scorelogix's JSS score in addition to bureau scores since the JSS score factors job and income stability to determine if the borrower will have the ability to repay debt in the future. It is estimated that FICO score will remain the dominant score but in all likelihood it will always be used in conjunction with other alternative credit scores which offer new layers of risk insights.

Gambooge is grown for its fruit in southeast Asia, coastal Karnataka/Kerala, India and west and central Africa. It thrives in most moist forests. Gambooge is one of several closely related Garcinia species from the plant family Guttiferae.[1] With thin skin and deep vertical lobes, the fruit of G. cambogia and related species range from about the size of an orange to that of a grapefruit; G. cambogia looks more like a small yellowish, greenish or sometimes reddish pumpkin.[2] The color can vary considerably. When the rinds are dried and cured in preparation for storage and extraction, they are dark brown or black in color. Along the west coast of South India, G. cambogia is popularly termed "Malabar tamarind," and shares culinary uses with the tamarind (Tamarindus indica). The latter is a small and the former a quite large evergreen tree. G. cambogia is also called "Goraka" or, in some areas, simply "Kattcha puli" (souring fruit). G. cambogia is used primarily in cooking, including in the preparation of curries. The fruit rind and extracts of Garcinia species are called for in many traditional recipes. In the Indian Ayurvedic medicine, "sour" flavors are said to activate digestion.[3] G. cambogia is employed commercially in fish curing, especially in Ceylon (Colombo curing), and various species of Garcinia are used similarly in food preparation in Assam (India), Thailand, Malaysia, Burma and other Southeast Asian countries. The trees can be found in forested areas and also are protected in plantations otherwise given over to pepper, spice and coffee production. In the areas in which it is consumed, G. cambogia is considered to be effective in making meals more "filling." The "Colombo curing" of fish is a commercial enterprise of fish preservation typical of South India which makes use of the antibacterial qualities of the fruit. ("Colombo curing" is especially associated with the island nation of Ceylon/Sri Lanka. - Fish "Ambul Thiyal") Assam fruit is an essential souring ingredient in the Southern Thai variant of kaeng som, a sour curry. The extract and rind of Garcinia cambogia is a curry condiment in India.
that appeal is under way, meaning only Plan B One-Step would appear on drugstore shelves until the case is finally settled. If Korman's order isn't suspended during the appeals process, the result would be "substantial market confusion, harming FDA's and the public's interest" as drugstores receive conflicting orders about who's allowed to buy what, the Justice Department concluded.Reluctant to get drawn into a messy second-term spat over social issues, White House officials insisted Wednesday that both the FDA and the Justice Department were acting independently of the White House in deciding how to proceed. But the decision to appeal was certain to irk abortion-rights advocates who say they can't understand why a Democratic president is siding with social conservatives in favor of limiting women's reproductive choices.Current and former White House aides said Obama's approach to the issue has been heavily influenced by his experience as the father of two school-age daughters. Obama and Health and Human Services Secretary Kathleen Sebelius have also questioned whether there's enough data available to show the morning-after pill is safe and appropriate for younger girls, even though physicians groups insist that it is.Rather than take matters into his own hands, the Justice Department argued to the 2nd U.S. Circuit Court of Appeals that Korman should have ordered the FDA to reconsider its options for regulating emergency contraception. Th
President Obama said Thursday he was comfortable with his administration's decision to allow over-the-counter purchases of a morning-after pill for anyone 15 and older. The Food and Drug Administration on Tuesday had lowered the age at which people can buy the Plan B One-Step morning-after pill without a prescription to 15 - younger than the current limit of 17. The FDA decided that the pill could be sold on drugstore shelves near condoms, instead of locked behind pharmacy counters.Obama, speaking at a news conference while in Mexico, said the FDA's decision was based on "solid scientific evidence."What's still unclear is whether the administration will prevail on its appeal of a court order that would lift all age limits on purchasers of the pill. That decision to appeal set off a storm of criticism from reproductive rights groups, who denounced it as politically motivated and a step backward for women's health."We are profoundly disappointed. This appeal takes away the promise of all women having timely access to emergency contraception," Susannah Baruch, Interim President & CEO of the Reproductive Health Technologies Project, said in a statement late Wednesday."It is especially troubling in light of the Food and Drug Administration's move yesterday to continue age restrictions and ID requirements, despite a court order to make emergency contraception accessible for women of all ages. Both announcements, particularly in tandem, highlight

July 11, 2013: A crowded gallery of spectators overlook the House floor at the General Assembly in Raleigh, N.C.APRALEIGH, N.C. Republican lawmakers pushed ahead Thursday with their demand for new rules at North Carolina's abortion clinics, saying they will make the procedure safer for women. Opponents argued it was a blatant attempt to shut down clinics and curb a woman's right to choose. The House voted 74-41 to approve new rules after a highly-charged, three-hour debate watched from the gallery by advocates on both sides of the issue. The bill directs state regulators to change standards for abortion clinics to bring them in line with more regulated outpatient surgical centers. It also requires doctors to be present for an entire surgical abortion and when a patient takes the first dose for a chemically induced abortion. The bill was tweaked after Republican Gov. Pat McCrory threatened to veto a separate bill approved quickly by the Senate last week. The governor said he supported more safety measures but was worried it would result in restricting a woman's access to an abortion.House leaders adjusted the Senate's language with input from McCrory's top health agency administrator. The standards have not been changed since 1994, officials have said. The governor hasn't spoken publicly about the updated measure, which now must return to the GOP-led Senate next week. It would have to get approved there before it goes to McCrory's desk.Dem
July 11, 2013: House Minority Leader Nancy Pelosi speaks to reporters on Capitol Hill in Washington.APThe big news on ObamaCare these past two weeks has been the administration's announcement that it will delay by one year the requirement on businesses to provide health insurance.Nancy Pelosi, though, had a curious take on the whole thing. Actually, she instructed reporters, "The mandate was not delayed."The House Democratic leader used some creative reasoning to make her case -- she claimed the administration really only delayed the requirement on businesses to report insurance coverage details. But The Washington Post fact-checker on Friday shut it down, effectively ruling that Pelosi is trying to "deny reality.""Yes, reporting requirements were delayed. But there also was a one-year delay of the actual employer mandate. It's right there in the announcement," the Post wrote.- House Democratic Leader Nancy PelosiHere's what Pelosi said during a press conference on Thursday:"The point is, is that the mandate was not delayed. Certain reporting by businesses that could be perceived as onerous, that reporting requirement was delayed, and partially to review how it would work and how it could be better. It was not a delay of the mandate for the businesses."Pelosi was correct in the first part of that statement. In an announcement last week on the Treasury Department blog, Mark J. Mazur. assistant secretary for Tax Policy at Treasury, said th

Tupperware was developed in 1948 by Earl Silas Tupper (190783) in Leominster, Massachusetts.[3] He developed plastic containers used in households to contain food and keep it airtight. The formerly patented "burping seal" is a famous aspect of Tupperware, which distinguished it from competitors. Tupperware pioneered the direct marketing strategy made famous by the Tupperware party. Brownie Wise (191392), a former sales representative of Stanley Home Products, developed the strategy. During the early 1950s, Tupperware's sales and popularity exploded, thanks in large part to Wise's influence among women who sold Tupperware, and some of the famous "jubilees" celebrating the success of Tupperware ladies at lavish and outlandishly themed parties. Tupperware was knownat a time when women came back from working during World War II only to be told to "go back to the kitchen"[4] as a method of empowering women, and giving them a toehold in the post-war business world.[5][6][7] The tradition of Tupperware's "Jubilee" style events continues to this day, with rallies being held in major cities to recognize and reward top-selling and top-recruiting individuals, teams, and organizations.

A timeshare is a property with a particular form of ownership or use rights. These properties are typically resort condominium units, in which multiple parties hold rights to use the property, and each sharer is allotted a period of time (typically one week, and almost always the same time every year) in which they may use the property. Units may be on a partial ownership, lease, or "right to use" basis, in which the sharer holds no claim to ownership of the property.
